In a world where so much emphasis is placed on the glossy and the put-together; the process of regeneration (a much better word for these projects in our opinion) isn’t sexy, but it’s powerful because it demonstrates a commitment to maintain what we already have and recognizes its inherent value. Because the built environment we create is a reflection of who we are as human beings, these parallels are both beautiful and essential to understand as they inform the kind of work we show up to do, and how we choose to do it.  

It's been such a pleasure for our team to support Washington County in the important work of rehabilitating these aging affordable housing units for the many residents and families who call them home. Doing work that matters is essential to us, but what makes it truly rewarding is to do it in collaboration with kind and generous people who share a passion and vision for quality; who hold the needs of these residents at top of mind.  Together we devised lean and efficient approaches to the work, added in more scopes of work to further enhance each site, and built a greater sense of trust in each other along the way.

This mindset, along with excellent project management, has resulted in the availability of project funds that go beyond the core scope of replacing worn building systems and finish materials in-kind; enabling enhancements to shared community spaces, and the upgrading of systems that will reduce residents' energy bills while improving comfort through the changing climate conditions that lie ahead.  It’s enabled us to enhance the aesthetic quality of this housing at the same time, which signals to residents and the community alike that they are worthy of care and recognition; that we’re all in this work of regeneration, together.

    • Siding & window replacement with more durable systems and aesthetic improvements

    • Strategic site improvements for accessibility

    • Simultaneous land use and permitting in four jurisdictions

    • CM-GC with design-build approach

    • Conversion of existing units to ADA compliance at each site

    • Interior finish replacements throughout

    • Strategic improvements to community spaces where they occur, leveraging unspent contingency

    • Replacement of entry canopy at largest property

    • Strategic MEP systems improvements for enhanced resident comfort and energy efficiency, leveraging unspent contingency

    • Our team beat a very aggressive set of permit deadlines by 3 weeks while juggling concurrent land use processes in 4 jurisdictions

  • Housing rehabilitation is healing work; the kind that goes on behind the scenes, often unnoticed and underappreciated. Buildings, like our own lives, can be made ready for the next evolution of life by rebuilding the cells, the small components that together support the whole body through the changes they face. It takes attention, care, and effort at every level to allocate resources to what is seemingly invisible; understanding this is the material that builds the more just future we're longing for.

  • We believe that every existing building that gets a second (third, forth, fifth…) life instead of being demolished is an asset to our community. Not only does it reduce the tough-to-measure impacts on our shared environment from resource extraction and material waste; it enables residents and the neighborhoods they live within to experience greater stability, and the sense that all residents belong whether they rent or own. People are the real assets of community, and just like plants, they thrive when roots run deep and undisturbed.
