A client we’ve done multiple projects for approached us with a very tight 26’ lot positioned ideally for a cost-effective missing-middle housing prototype. At this scale, the economics of development feasibility can be challenging, but the need for this type of housing is huge. After exploring an 8 unit option that included a basement level studio beneath each 2-bedroom, 2-story unit; it was determined that the high cost of construction actually favored a simpler 4 unit (two duplex) approach without basements, allowing the project to be classified under the residential code.

From there, our team explored design options that would optimize livability while maintaining cost-efficient materials and structural massing, also ensuring contextual compatibility with the surrounding residential neighborhood. Each home includes a patio, covered entry, and abundant daylight windows along with energy efficient advanced framing, mini-split heat pumps, and improved glazing.

We see this design as highly replicable under the city’s Residential Infill Project (RIP) zoning that allows up to four units on single-family lots.  There is an immense need for more housing of this type, and we hope to replicate this model in many more places!
